Part 1: How to talk with sellers about owner-financing even if they know nothing about it
We’ve already bought house #1 with $10 so now we’re working on house #2 just in case the deal for the first house falls through. We have a back-up. We’re also looking for one or 2 more houses so Torrey can continue to grow his business even after the Challenge is over.

Part 2: The art of the negotiation
Here are 4 takeaways to keep in mind when talking with a seller:
- Research the comps before talking with the seller just to make sure the property fits your criteria and to see if the seller’s expectations are in line with yours.
- Prepare a game plan. What’s your goal? What questions will the seller ask? How will you respond?
- Role play. This is something I do on every deal and I’ve done hundreds of them. I always role play to make sure I’m prepared.
- Once you’ve prepared in advance, the negotiation is more like a conversation that you can guide confidently as you build trust with the seller.
Using these techniques it looks like we may be able to get another house and walk away with $300/month and $12,000 down. Not bad!
